How the audit proceeds
You send a secure copy of the draft application and supporting exhibits. We inventory every schedule and attachment against what a careful lender or grant reviewer expects to see. Numbers that appear in more than one place are reconciled. Narrative claims are checked against the tables they rely on.
What you receive
The deliverable is a findings memo, not a score. Each issue is tagged as documentation gap, figure mismatch, or presentation risk. We leave the decision to apply — and the wording of your narrative — with you or your adviser.
Constraints we honour
We do not contact the lender without your written instruction. We do not invent missing income. If the pack is too incomplete to audit productively, we stop early and refund according to our refund terms for work not yet started in substance.

Not included
Credit decisioning, lender negotiation, legal opinion, valuation of property, rewriting of business plans, or submission of the application on your behalf.
Timeline
Five to seven business days for personal and standard mortgage packs once a complete file is received. Commercial packs are scoped separately.
Delivery
Remote document review from our Phuket office, with optional in-person walkthrough at 1193 West Lane by appointment.
Preparation
Draft forms, lender checklist if available, income evidence, bank statements, liability schedule, and any valuations or letters of support you intend to attach.
Pricing basis
Fixed fee by pack size and complexity, confirmed in a short engagement letter before work begins. Starting from THB 18,500 for a standard personal or mortgage file.
